4. Property Listings, Availability, and Consumer Fraud Act Disclaimers

  • Floor plans, square footage, amenities, and rental rates are approximate and subject to change.

  • Website listings do not constitute a binding offer to lease.

  • All applications are subject to a background and credit check, income verification, and final approval by Skye Management.

  • In the event of a material error in a listing, we reserve the right to correct it without penalty.

5. Superiority of Lease Agreement (Truth-in-Renting)

The information provided on this Website is for general informational purposes. If you become a tenant of Skye Management, your rights and responsibilities will be exclusively governed by your signed Lease Agreement and the New Jersey Truth-in-Renting Act. In the event of any conflict between these Website Terms & Conditions and your executed Lease Agreement, the Lease Agreement shall strictly prevail.

6. Resident Portal and Third-Party Services

Our Website provides access to a Resident Login portal for current tenants. We utilize a third-party service provider, AppFolio, to manage our tenant portal, rent payments, and maintenance requests.

  • By accessing the resident portal, you may be redirected to AppFolio's platform and will be subject to their respective Terms of Service and Privacy Policy.

  • We are not responsible for any technical issues, errors, or data breaches that occur exclusively on third-party platforms.

7. Intellectual Property

All content on this Website, including text, graphics, logos, images, property names, and software, is the property of Skye Management and is protected by applicable copyright, trademark, and intellectual property laws.

8. Limitation of Liability

To the fullest extent permitted by New Jersey law, Skye Management, its affiliates, directors, employees, and agents shall not be liable for any indirect, incidental, consequential, or punitive damages arising out of your access to or use of the Website.
